The Floriston project involved the transformation of an aging structure originally built in 1910. The home required a full interior rebuild to bring it up to modern standards while maintaining the integrity of the existing structure. Tradecraft worked closely with the client to evaluate the space, identify limitations, and create a clear path forward before construction began.
What started as an outdated interior was taken down to the framing and rebuilt with updated systems, refined finishes, and improved functionality. The result is a home that feels cohesive and intentional, while performing to the expectations of modern living.
Scope of Work
Full interior demolition down to exposed wood framing
Structural reframing to true walls and correct inconsistencies from original 1910 build
Exterior door removal, relocation, and new opening installation
Installation of new cedar lap siding at modified exterior areas
Electrical upgrades with new wiring for lighting and outlets throughout
Full plumbing replacement including removal of galvanized lines and installation of copper system
Installation of new exterior windows
Full insulation package including attic
5/8" drywall installation with Level 5 smooth finish throughout
Installation of knotty alder interior doors, trim, and baseboards
Custom kitchen cabinet installation
Fabrication and installation of concrete countertops
Tile flooring and backsplash installation
Installation of new wood flooring throughout
Full interior paint across rebuilt areas
Execution
Given the age of the structure, the project required careful evaluation and adjustment at every phase. Walls were reframed to correct inconsistencies and create a true, level foundation for all finishes and systems moving forward. Each upgrade was approached with the understanding that older construction requires flexibility and problem solving.
From plumbing and electrical replacement to finish installation, every phase was sequenced to ensure alignment across trades. The work was executed with attention to detail so that new systems, materials, and finishes integrated cleanly within the existing structure.
