Commercial Buildout | Fitness Studio + ADA-Compliant Retrofit
Liv Studio began with a client who had a vision for a functional fitness space but no experience navigating the commercial construction process. Tradecraft stepped in early to guide the project, managing permitting, coordinating with the client and architect, and translating the concept into a buildable plan within an existing leased unit.
The project required careful planning to meet code requirements while working within the constraints of the existing building. From layout design to final inspections, the space was transformed into a fully operational studio that balances performance, compliance, and user experience.
Scope of Work
Client education and guidance through full commercial buildout process
Permitting coordination and approval for commercial use
Design coordination with client and architect for space planning
Custom design and construction of dividing wall between workout and pilates rooms for sound control
Direct coordination with Town of Truckee head inspector for ADA bathroom compliance within limited space
Full HVAC ducting installation per plans
Electrical installation throughout unit to meet code requirements
Plumbing installation including ADA-compliant bathroom with cast iron drainage connection
Concrete cutting to connect plumbing to main drainage system
Full insulation package including ceiling for code and acoustic performance
5/8" drywall installation with Level 5 smooth finish throughout
Installation of interior doors and finish elements
Coordination of all required inspections including fire, environmental health, sanitation, and utilities
Direct coordination with PUD for electrical meter installation
Project closeout and certificate of occupancy
Execution
This project required close coordination between design intent, code requirements, and existing building limitations. Working directly with the Town of Truckee, the ADA-compliant bathroom was designed to function within a constrained footprint while still meeting all regulatory standards.
Each phase was executed with a focus on sequencing and communication across trades. Mechanical, electrical, and plumbing systems were integrated carefully to avoid conflicts and ensure long-term performance. The result is a space that operates efficiently while meeting all compliance requirements.
Build Detail
The success of this project came down to planning and coordination. With limited space and strict code requirements, every decision had to be intentional and aligned from the outset. Working directly with inspectors and utility providers ensured the project moved forward without delays or rework.
The finished studio delivers a clean, functional environment built for durability and daily use. From acoustic separation between spaces to fully compliant systems, every element supports both performance and reliability, creating a space ready for operation from day one.
