Commercial Buildout | Multi-Phase Tenant Improvement
Overview:
The Humane Society of Truckee Tahoe required a complete transformation of leased commercial space to support their operations. With no prior experience navigating the construction process, Tradecraft stepped in early to guide planning, permitting, and execution from the ground up.
Delivered in two phases across separate units, the project involved full interior buildouts, system upgrades, and coordination with multiple regulatory agencies. Each phase was completed with a focus on functionality, compliance, and long-term durability.
Scope of Work
Phase One – 4,000 SQFT Buildout
Client guidance through planning, permitting, and project setup
Design coordination to establish functional layout within leased space
Construction of dividing wall to separate operational areas
Electrical rework to accommodate new layout requirements
Construction of two change rooms
Drywall installation throughout new partitions
Full interior paint across entire space
Installation of interior doors, trim, and baseboards
Coordination and management of all inspections including fire, sanitation, environmental health, and utilities
Permit closeout and certificate of occupancy
Phase Two – 3,200 SQFT Full Renovation
Complete demolition of existing tenant improvements down to concrete
Reconfiguration of HVAC ducting to support new layout
Installation of new drop ceiling system
Full electrical installation including lighting, outlets, and switching
Framing of new access openings between existing and new spaces
Installation of 5/8" drywall throughout
Full interior paint
Installation of commercial-grade tile flooring and baseboards
Coordination and management of all inspections including fire, sanitation, environmental health, and utilities
Permit closeout and certificate of occupancy
Execution
This project required disciplined coordination across two separate build phases, each with its own constraints and regulatory requirements. Working within leased commercial units, Tradecraft managed sequencing, inspections, and system integration to ensure both spaces were delivered efficiently and brought online without delays.
Close coordination with local agencies ensured compliance at every stage, while careful planning allowed both phases to align operationally as a cohesive environment.
Build Detail
The success of this project came down to structure and follow-through. From early client education to final inspection sign-off, every step was handled with clarity and control.
Both phases were delivered as fully functional, code-compliant environments built to support daily use and long-term reliability. The finished spaces reflect a clean, durable build standard while meeting the operational needs of the Humane Society from day one.
